One-time-pay website builders 2026 — every option ranked by what you actually own.

Most "one-time-pay website builder" articles list Wix and Squarespace with the "billed annually for the discount" copy and pretend that's a one-time payment. It isn't — the rebill arrives in 12 months. We pulled every actual one-time-pay tool in the market in May 2026, checked what each pays for, and ranked them by the only question that matters when you're paying once: if the company disappears tomorrow, does your site keep working?

TLDR

  • · Eight real one-time-pay options exist in 2026: Carrd, Mobirise, Pinegrow, Bootstrap Studio, BlocsApp, RapidWeaver, Sparkle, premium WP theme bundles — plus NorthLuma.
  • · Only seven of the eight actually hand you the code. Carrd Pro Standard at $19 is still hosted (you'd need Carrd Pro Plus, a higher tier, to download the static export).
  • · All seven survive the host-dies test. Your site keeps working forever if NorthLuma, Mobirise, Pinegrow, or any of the others closes shop tomorrow.
  • · Price range: $19 (Carrd hosted) → $49 (NorthLuma) → $79 (Bootstrap Studio) → $99 (BlocsApp / RapidWeaver / Sparkle) → $149 (Mobirise / Pinegrow) → $299 (premium WP theme).

The full one-time-pay audit

Verified May 2026 from each vendor's public pricing page. Every row answers: how much once, what arrives on your computer, do you own the code, can you host it anywhere, what happens if the company disappears.

Carrd Pro Standard

$19

Hosted single-page site under carrd.co/<you> or your domain

Owns code?No
Offline?No
Export path:Static HTML download (Pro Plus +$30/yr extra; not in $19 tier)
Platform dies →Site goes offline

Verdict: Cheapest hosted single-page, but it's still hosting-as-a-service. $19 buys a year, not the site.

Mobirise

$149

Desktop app (Win/Mac) + all themes + all extensions bundle

Owns code?Yes
Offline?Yes
Export path:Standard HTML/CSS/JS export, host anywhere
Platform dies →You still have the app + your sites — just no future updates

Verdict: Real one-time payment, real ownership. Bloomberg-tier name, less polished design library than competitors.

Pinegrow Web Editor

$149

Desktop visual editor + WordPress block builder + Tailwind/Bootstrap framework integration

Owns code?Yes
Offline?Yes
Export path:Edits your HTML/CSS files directly; nothing to export
Platform dies →You still have the app + your files

Verdict: For people who want to edit code visually. Real ownership. Best of breed if you already know HTML.

Bootstrap Studio

$79

Desktop drag-and-drop builder for Bootstrap 5

Owns code?Yes
Offline?Yes
Export path:HTML/CSS/JS export, host anywhere
Platform dies →You still have the app + your files

Verdict: Cheapest of the desktop-builder category. Bootstrap-locked design vocabulary; fine if that's what you want.

BlocsApp

$99

Mac-only visual builder, exports static HTML

Owns code?Yes
Offline?Yes
Export path:Static HTML/CSS/JS export, host anywhere
Platform dies →You still have the app + your files

Verdict: Pretty design library; Mac-only. Real ownership.

RapidWeaver (Realmac)

$99

Mac-only builder + theme marketplace

Owns code?Yes
Offline?Yes
Export path:Static export, host anywhere
Platform dies →You still have the app + your files

Verdict: Long-standing Mac builder. Theme marketplace + add-ons can push real cost past $300 quickly.

Sparkle (River SRL)

$99

Mac-only WYSIWYG builder, exports static

Owns code?Yes
Offline?Yes
Export path:Static export, host anywhere
Platform dies →You still have the app + your files

Verdict: Easiest learning curve in the Mac-builder bracket. Annual upgrade is optional.

WP Themes (lifetime license sites)

$299

Lifetime license for one premium WordPress theme (Avada / Divi / Astra Pro Bundle)

Owns code?No
Offline?No
Export path:You own a theme license, not the site — WordPress + hosting + plugins are extra
Platform dies →Theme stops getting updates; site keeps working until WordPress core / PHP version mismatch breaks it

Verdict: Marketed as one-time, but it's an ingredient. Real total is WordPress (free) + theme ($299) + hosting ($60-120/yr) + premium plugins (~$200/yr) — not actually one-time.

NorthLuma Starter

$49

ZIP of HTML/CSS/JS for the generated site + deploy README

Owns code?Yes
Offline?Yes
Export path:Already the export — ZIP is the deliverable
Platform dies →Your site keeps working — nothing depends on us after the download lands

Verdict: Cheapest real-ownership option. AI-generated; you can edit in any text editor or regenerate. Free hosting on Vercel/Netlify.

The two real questions to ask before paying once

Question 1 — Does the price include the site, or just an ingredient?

A premium WordPress theme at $299 is an ingredient. WordPress core is free, the theme is $299 once, but you still need WordPress hosting ($60-120/yr), almost always need premium plugins ($150-300/yr in the realistic case), and need to keep WordPress + plugins + theme + PHP all patched against each other. The total cost over five years is closer to $1,500 than to $299 — and you're still doing the system-administration work. The desktop one-time builders (Mobirise, Pinegrow, BlocsApp, etc.) and NorthLuma all hand you everything you need; there is no ingredient gap.

Question 2 — What happens to your site when the vendor disappears?

Mobirise has been in market since 2014; Pinegrow since 2014; Bootstrap Studio since 2015; Sparkle since 2014; RapidWeaver since 2004; Realmac is profitable. The desktop-builder category is mature and survival-prone. NorthLuma is younger (2024), so we deliberately picked a deliverable that survives us — the ZIP file on your laptop literally doesn't depend on us after download. The Wix/Squarespace/Carrd model is the opposite: the host's survival is the site's survival.

Where each option fits

You want a working site this evening, no learning curve

→ NorthLuma $49. Type three things, watch the AI ship a 5-page site, download the ZIP, deploy on Vercel free tier in 5 minutes.

You already know HTML and want to edit code visually

→ Pinegrow $149. Best in-class for code-first visual editing. WordPress block builder is a bonus.

You want desktop drag-and-drop with the deepest design library

→ Mobirise $149 (cross-platform) or BlocsApp $99 (Mac-only, prettier library).

You specifically want a Bootstrap 5 site

→ Bootstrap Studio $79. Cheapest of the desktop bracket. Bootstrap-locked vocabulary is fine if you already chose that.

You want one-page only, are fine with hosted, $19 is the budget

→ Carrd Pro Standard $19/yr. The cheapest single-page option, but it's still subscription-shaped — and it's a single page. For ~$30 more once, NorthLuma ships a 5-page site you own.

Frequently asked

What does "one-time payment website builder" actually mean?

Two very different things, conflated by most comparison articles. (1) A subscription that lets you pay annually with a small discount — Wix, Squarespace, Hostinger fall here. They are NOT one-time-pay; the rebill arrives in 12 months. (2) Actual one-time-pay tools that hand you software or static HTML files that work indefinitely without paying again — Mobirise, Pinegrow, Bootstrap Studio, BlocsApp, RapidWeaver, Sparkle, and NorthLuma fall here. Carrd's $19 sits awkwardly in between (you pay once per year for hosted single-page; the export option is a separate higher tier).

Which one-time-pay builder is the best in 2026?

Depends on your starting point. If you already know HTML and want to edit code visually: Pinegrow ($149). If you want a desktop drag-and-drop with the deepest design library: Mobirise ($149) or BlocsApp ($99, Mac-only). If you want the cheapest path that still hands you code: NorthLuma ($49). If you want zero learning curve: NorthLuma ($49) — you type three things and the AI ships the rest. If you specifically want Bootstrap 5: Bootstrap Studio ($79).

Are desktop website builders like Mobirise and Pinegrow still maintained in 2026?

Yes — Mobirise shipped v6 in 2024, Pinegrow ships 4-6 releases per year, Bootstrap Studio is on v6.x with active development, BlocsApp is on v5.x, RapidWeaver is on v9.x, Sparkle on v5.x. Desktop builders survive because their business model doesn't require you to keep paying for the app to keep working — your purchased version keeps working forever even if the company stops shipping updates. That's the structural asymmetry we use to design NorthLuma's $49 too.

Can I host a Mobirise / Bootstrap Studio / NorthLuma export on Vercel free tier?

Yes for all three. Vercel's free tier accepts any static HTML/CSS/JS bundle, gives you global CDN, automatic SSL, and supports custom domains — for indefinite duration if you stay under the 100 GB/month bandwidth ceiling. Almost no SMB brochure site approaches that ceiling. Netlify, Cloudflare Pages, and GitHub Pages all offer equivalent free tiers. The static-hosting market collapsed to zero years ago.

Why does NorthLuma at $49 cost less than Carrd at $19?

It doesn't, on sticker price. Carrd Pro Standard is $19/year — the cheaper number. The catch: Carrd $19 is single-page and hosted (still on carrd.co or your domain). NorthLuma $49 is multi-page, full source code that you own and host wherever you want, with the hosting itself being free on Vercel. By Year 3 Carrd has billed you $57 (vs our $49 once); by Year 10 Carrd is at $190 vs our still-$49. Different categories of thing, same revenue ballpark over a small horizon, very different ownership story.

What happens to my Mobirise / Pinegrow / NorthLuma site if the company stops existing?

All three: your site keeps working. Mobirise / Pinegrow keep working as desktop apps; you keep your installer and the projects you built. NorthLuma: the ZIP file on your laptop is the entire site — there is literally nothing of us your site depends on after download. By contrast, Wix / Squarespace / Carrd / WordPress.com sites go dark the moment the host's servers go dark.

If I'm not technical, is one of the desktop builders or NorthLuma right for me?

Pinegrow assumes HTML literacy; skip it if you don't have it. Mobirise / BlocsApp / RapidWeaver / Sparkle have moderate learning curves — drag-and-drop visual editing, but you'll need to learn the app's vocabulary (blocks, columns, classes, themes). NorthLuma has the lowest learning curve of any option in the table — you type your business name, pick an industry, pick services, get a deployable site. The trade-off: you have less manual visual control than the desktop builders. If you want to deeply customise look-and-feel by hand, pick Pinegrow or BlocsApp. If you want a working site this evening with no learning, pick us.

Try the $49 option before committing

The builder is free until you download. Type your business name, pick an industry, watch the AI ship a multi-page site in under 90 seconds. If it's better than what you would build on a desktop tool — and we genuinely think it will be for the kind of brochure-shaped SMB site this article is about — pay the $49 and the ZIP is yours. If it isn't, close the tab; we've cost you nothing.
